Parcels

Parcel maps show the boundaries of property. Each parcel has a large amount of information (attributes) related to it, such as owner name and address, sales data, and site address.

Parcel boundaries and related information are developed and maintained by the Property Appraisers in each Florida county. There are 67 different counties and Property Appraisers. There just happens to be 67 different data formats!

Parcel Boundaries
Description
Property boundaries are mapped by the county property appraiser. Some counties provide additional map layers such as dimensions, lot lines, right-of-way, etc. The appraisal information (attributes) associated with each parcel varies from county to county. MapWise standardizes as much of that information as possible.

Data Standardization

MapWise standardizes parcel taxroll data to match a common format. This saves you an enormous amount of time spent trying to figure out and process the various database formats provided by the different property appraisers.

The values in many columns have been scrubbed to standardize the values within each column between counties. Not all columns are fully populated, because Property Appraisers vary in the information they provide.

Geocoding

Geocoding is the process by which the geographic coordinates of a location are determined by its address. MapWise provides geocodable parcels. This allows you to geocode your tables with street addresses and related information, e.g. MLS data, to the parcels. For example, this means that if you have a list customer addresses, you can determine their location by using a geocoding tool to match the street addresses in the table to parcel locations. The result is a new GIS data set that contains point locations for all your customers. In addition, Lat/Longs can be appended to your table.

Traditionally, street networks have been used for the geocoding process. However, utilizing parcels for geocoding provides much more spatial accuracy.

Most appraisers provide an accurate site street number and name, but they do not provide an accurate city and zipcode. A complete address is required for geocoding. MapWise digitizes accurate zipcode boundaries based on parcel owner mailing zipcodes where the mailing address matches the site address.

The following picture shows how geocoding to the parcel improves accuracy of your results.
